MAISON CEO Chen Kan Unveils New Concept of Spatial Value

SHANGHAI–(BUSINESS WIRE)–MAISON Co-founder and CEO Chen Kan recently put forward this core viewpoint when sharing his concept of spatial value: “Top-tier residences in the future should be ‘inhabitable collectibles’.” In his opinion, the value of high-end residences has long gone beyond the location itself – the current demand of global elites for residences is shifting from the basic “functional satisfaction” to in-depth “spiritual resonance”. This judgment is highly consistent with market trends: according to industry observations, in the current high-end rental market, tenants who pursue “dual satisfaction of living quality and spiritual experience” account for more than 60%. Especially in the serviced apartment sector, the two core customer groups – those aged 25-34 and 35-49 – both list living experience and service quality as key considerations in their rental decisions. The growing preference of the global elite for residences that “combine functionality and artistry” is driving the high-end rental market to accelerate its transformation from the traditional “single-space rental” to the “symbiosis of lifestyle and asset value”.

And MAISON is taking design and operation as the key drivers to endow high-end residences with both unique artistic texture and strong asset appreciation potential – this concept has received authoritative industry recognition. In 2024, two major projects created by MAISON, namely “Shanghai International Lidu City” and “Shang Haiwan Mansion Flat Private Residence”, both won the ELLE DECORATION China Interior Architecture Design Award 2024/2025. With solid design strength, it has verified the practical feasibility of “the artistry of living”.

Under Chen Kan’s leadership, MAISON has developed a complete set of design philosophy. It pays tribute to the design essence of David Chipperfield and Carlo Scarpa, adheres to the unified philosophy of naturalism and minimalist aesthetics, and is based on two styles—Nordic simplicity and Italian minimalism. Through four key approaches—breaking spatial boundaries, using natural materials, integrating artistic elements, and reconstructing circulation layouts—each residence is crafted into an “inhabitable collectible” that combines functionality and artistry.

At the Mandi Project on Xiangyang South Road in Shanghai, a six-meter-high light well integrates natural light into the design; in the penthouse apartment of International Lidu City, a “loop-shaped circulation path + curved structural wall” resolves the issue of chaotic traffic flow; for the property in Yanlord Riverside Garden, the outdated American-style hardcover is renovated in line with Italian minimalism, bringing a sense of modern tranquility.

Chen Kan analyzes that artistic renovation has built a clear value chain: starting from design premium to experience premium, and finally achieving rental premium and asset appreciation. This has attracted tenant groups with the strongest willingness to pay and refined aesthetic taste, including global elites such as diplomats and artists. Residences renovated by MAISON have achieved a rental premium of 30% to 100% in the rental market, with an annualized return rate of 20% on five-year decoration investment. Among them, a luxury residence of approximately 300 square meters in Shanghai Yanlord Riverside Garden, after an artistic renovation costing 1.2 million yuan, achieved a long-term rental return of over 3.2 million yuan in five years. Decoration and renovation, which were originally regarded as costs, have become highly profitable investment activities under MAISON’s operation, turning the residence itself into an artistic asset that appreciates in value.

In Chen Kan’s vision, MAISON is committed to becoming an asset guardian in the high-end residential sector. Through its professional design language and systematic asset management capabilities, MAISON enables every residence to radiate timeless value amid the passage of time, truly realizing the elevation from a living space to an artistic asset.
