HFI Capital Management Acquires 1333 Oak Lawn, Rebrands as “The Capital Design District”

Rebrand aligns with the Design District’s emergence as a premier hub for business, entrepreneurship, innovation and culture.

DALLAS, Sept. 2, 2025 /PRNewswire/ — HFI Capital Management (“HFI”) announced today that it has acquired 1333 Oak Lawn, a 10-story, ~126,000 square foot, Class A office building in Dallas’s Design District in a joint venture with Quadrant Investment Properties (“QIP”).

As part of the acquisition, the property will be rebranded as “The Capital Design District,” or “The Capital” for short, and serve as an ideal location for a curated collection of financial, entrepreneurial and business services firms.

The property was completed in 2024 and features five floors of modern office space with dramatic views of Uptown and Downtown Dallas, plus over 8,000 SF of highly curated amenities on the 9th floor, a private tenant lounge called “Capital Spot,” an executive conference room, fitness center, complete locker rooms, and rooftop pickleball court.

HFI plans to relocate its offices into the building and activate Capital Spot with a speaker series, happy hours, and other networking events that will provide additional value to tenants and the business community.

The building is centrally-located and within a short walk of some of Dallas’s best restaurants and attractions, including Carbone, El Carlos Elegante, the Charles, the Virgin Hotel, the Hilton Anatole, the International, and the Hi Line Connector to the Katy Trail. Conveniently located along Oak Lawn, the building is directly across the street from The Seam, an under-construction development which will bring new restaurants and retail shops to the neighborhood, expected to open in Summer 2026.

The building will also house Maroma on the ground floor, which will open this fall. Maroma is a coastal Mexican concept, the latest by Chef Omar Flores who is also behind Muchacho, Even Coast and Whistle Britches.
