Co-hosted alongside CBC Mortgage Agency (CBCMA), a federally charted Native American-owned housing finance agency, Homebuyer Readiness Fairs provide aspiring homeowners with face-to-face resources and targeted problem solving to combat homebuying hesitations and encourage action in one place. By gathering representatives and counselors from multiple housing agencies, with some events hosting as many as five different counseling agencies at a time, attendees benefit from personalized guidance and greater financial literacy to confidently embark on their next steps.
Designed as an innovative solution to bring the housing market ecosystem directly to communities, the Homebuyer Readiness Fairs aim to reduce barriers of entry to homeownership, as many consumers are first-time buyers or are among the first in their families to buy a home. Attendees leave the event empowered with a deeper understanding of the homebuying experience and programs that help them move and build equity faster.
Nora Guerra, Senior Vice President of Community Lending Solutions at Guild Mortgage, spearheads these events while lending her expertise in data analytics and market trends. Her goal is to provide solutions to affordability gaps across the country through functional partnerships with housing agency counselors.

The Homebuyer Readiness Fairs have generated widespread political support among mayors and members of Congress, demonstrating expanded housing equity is a priority for lawmakers across the country and throughout communities. Attendees have the chance to speak with Department of Housing and Urban Development (HUD) counselors and can also become pre-qualified on-site with income documentation, bank statements and a photo ID*. During the first Homebuyer Readiness Fair in South Carolina, many attendees left the event pre-qualified while others set up appointments with loan officers and counselors, emphasizing the eventโs success and demand for affordable homeownership.
Through partnerships with grassroots organizations, support from political leaders and nationwide commitment to expanding housing equity, the Homebuyer Readiness Fairs and Community Lending Team at Guild Mortgage help more Americans secure paths to homeownership, one city at a time. The next Homebuyer Readiness Fair will take place Sept. 27 in Detroit.
